Paperwork
- RERA registration. Verify it yourself, following our RERA guide.
- Land title. Ask for the chain of title and have a lawyer confirm the developer's right to the land.
- Sanctioned plan. Confirm the layout is approved by the competent authority, for example the Ghaziabad Development Authority, and that the construction matches it.
- Completion or occupancy certificate for a ready flat. Without it you may face utility and loan problems.
- Encumbrance and loan status. Check that the land or flat is not mortgaged.
Money
- Carpet area and price per sq ft. Compare on carpet area, not "super" area. The Act defines price on carpet area.
- Payment plan. Prefer payments linked to construction stages over time-linked plans.
- Total cost. Add stamp duty (see rates), GST, maintenance deposit, parking and legal fees.
- Home loan. Get the project on your bank's approved list before you book.
The place
- Visit more than once, at different times of day, including a weekday evening.
- Test the commute to your workplace at peak hour. See our locality pages for Siddharth Vihar and Indirapuram.
- Talk to current residents about maintenance, water, power backup and parking.
