Why RERA registration matters
Under the Real Estate (Regulation and Development) Act, 2016, a project above the prescribed size must be registered with the state authority before it is advertised or sold. In Uttar Pradesh that authority is UP RERA. A registered project must publish its approvals, layout, timeline and quarterly progress, and it must put a share of buyers' money in a separate account for construction. An unregistered project gives you none of these protections.
How to verify a project, step by step
- Get the registration number from the developer's advertisement or agreement. UP RERA project numbers begin with UPRERAPRJ.
- Open the official portal, up-rera.in, and use the project search. Type the number yourself instead of following a link sent to you.
- Match the details. The promoter name, project name, location and towers on the portal must match what you were shown.
- Check the validity and completion date. Note the registered completion date. A lapsed or extended registration is a warning sign.
- Look at the progress updates. Promoters must file periodic updates. Compare them with what you see on site.
- Check for complaints or orders against the promoter or the project, where the portal shows them.
How to verify an agent or broker
The Act requires real estate agents to register before they help sell units in a registered project. Ask any agent for their UP RERA agent registration number and search for it on the same portal. Be cautious of anyone who cannot give you one. PropHunting publishes its own status in the site footer.
Red flags
- No registration number, or a number that does not match on the portal.
- Pressure to pay a token amount "before the offer ends".
- Payment requests to a personal account or an account that does not match the developer.
- An agreement that differs from the approved plan or the carpet area shown on the portal.
If something goes wrong
Buyers can file complaints with the state RERA authority against promoters, and the Act provides for interest or refund where possession is delayed beyond the agreed date. Keep every receipt, the agreement and all written communication.
Next, read the agreement carefully with our builder-buyer agreement checklist and use the full home buying checklist.
Frequently asked questions
How do I check if a project is RERA registered in UP?
Search the registration number (starting UPRERAPRJ) on the official UP RERA portal, up-rera.in, and match the promoter name, project name and location.
Do real estate agents need RERA registration in Uttar Pradesh?
Yes. UP RERA requires agents, brokers and channel partners to register before marketing units in a registered project. Ask for the registration number and verify it on the portal.
Can I buy in a project that is not RERA registered?
It is risky. You lose the protections the Act gives for timelines, separate project accounts and refunds. Verify first and consider a lawyer before paying anything.
Where do I complain about a builder in UP?
Complaints are filed with the UP RERA authority through its portal. Keep your agreement, receipts and all written communication ready.
